How to Prepare Your House to Sell in Murfreesboro, TN: What We Did Before Listing Our Own Home

Selling your house sounds simple until you are the one standing in the middle of your living room, holding a roll of painter’s tape, staring at every scuff mark, every baby gate hole, every outdated faucet, and every memory that happened inside those walls.

I know, because earlier this year, we did it ourselves.

In February 2026, my family listed our home at 2412 Alberto Dr in Murfreesboro, TN. We had bought that house as our first home in October 2022, and the day before we closed on it, I found out I was pregnant with our first child. By the time we sold, we had two little ones, my husband’s mother living with us, and a need for more space so we could continue hosting family and caring for everyone well.

So when I say I understand how emotional, exhausting, and rewarding it can be to prepare a house for the market, I mean it.

This is Part 1 of my 5-part series on selling and buying at the same time in Murfreesboro and Middle Tennessee. We are starting where every successful sale should start: preparation.

The best way to prepare your house to sell is to declutter early, make simple repairs before buyers notice them, neutralize overly personal spaces, improve curb appeal, deep clean everything, gather important home information, and create a plan before the listing goes live.

Preparation does not mean your home has to be perfect. It means you are removing the easy objections before buyers ever walk through the door.

Because here is the honest truth: buyers may not say out loud what is turning them off.

They may not tell you the worn faucet made the bathroom feel neglected.
They may not say the bold paint color made it hard for them to picture their furniture.
They may not mention the clutter made the room feel smaller.

They will usually just leave and keep scrolling.

That is why preparation matters.

Our 2026 Murfreesboro Sale Snapshot

We listed our Murfreesboro home on February 12, 2026.

It went under contract on February 20, 2026.

It closed on March 31, 2026.

We listed it for $409,900 and sold it for $405,000.

The home was a 3-bedroom, 2-bath house with 1,760 square feet on 0.160 acres in the 37127 zip code.

That timeline mattered because the market was not effortless. According to the February 2026 Realtracs market update for single-family homes in 37127, active inventory was up, months of supply was 6.32, average days on market for closed homes was 65, and the average list-to-contract timeline was 85 days.

Our home went under contract in 7 days.

That does not mean every home will sell that quickly. No Realtor can promise that. But I do believe preparation gave our house its best chance to stand out quickly, especially in a neighborhood where many homes had similar layouts and finishes.

Before you decide when to list, it also helps to look at the current Murfreesboro market snapshot so you understand what buyers are seeing right now.

Step 3: Use Your Old Inspection Report as a Cheat Sheet

One of the smartest things we did before listing was review the inspection report from when we bought the house.

And yes, even though our house was new construction when we bought it, the inspection report still had a list.

New does not mean perfect.

If you have an old inspection report, pull it out before you list. Use it as a cheat sheet. Go line by line and ask:

Was this repaired?
Can we document the repair?
Is there anything that might show up again?
Is there anything we can fix now instead of negotiating later?

Inspection reports are rarely empty, but you can do your due diligence before a buyer ever schedules their own inspection.

This is also where having construction knowledge is helpful. My husband, Francis, has a construction background, and that made us very aware of what inspectors and buyers tend to notice.

A few simple things to check before listing:

  • Make sure drains are clear. Yes, hair in the shower drain can show up.
  • Replace burnt-out light bulbs.
  • Check under sinks for leaks.
  • Make sure doors open and close properly.
  • Test outlets if you know one has been acting funny.
  • Secure loose handrails.
  • Replace missing outlet covers.
  • Check caulking around tubs and sinks.
  • Make sure HVAC filters are clean.
  • Look for signs of water intrusion.
  • This does not replace a professional inspection, but it can help you prepare.
